The Pearl features eFlow-Constant Airflow Regulators!
Project Overview
The Pearl, a stunning new addition to Staten Island’s waterfront at 475 Bay Street, exemplifies modern urban living focusing on affordability and sustainability. This $151 million, 12-story residential complex offers 270 apartments exclusively to households earning up to 80% of the area median income (AMI). Completed in November 2024, The Pearl represents a significant step forward in addressing Staten Island’s housing needs while integrating cutting-edge technologies for energy efficiency and resident comfort.
Designed by GF55 Architects and developed by BFC Partners, The Pearl combines thoughtful design with advanced infrastructure to deliver an ideal living environment. At the heart of this project are eFlow USA’s advanced 5” Constant Airflow Regulators (CARs), ensuring precise airflow and superior indoor air quality throughout the building.

eFlow-CAR FACTS
eFlow-CAR is a simple solution to balancing ventilation systems. Constant Airflow Regulator is a device that automatically regulates airflows in ventilation systems to constant levels. The passive control element responds to duct pressure, and requires no electric sensors, pneumatic sensors or controls. eFlow-CARs promote high indoor air quality and energy savings.
