eFlow USA successfully implemented its eFlow-Constant Airflow Regulator (CAR) technology at 532 Neptune Avenue, a 758,000-square-foot residential development comprising three high-rise towers in Brooklyn, New York.  The project includes 499 rental apartments—30% designated as affordable housing.

The project presented a significant ventilation challenge typical of high-rise construction: maintaining consistent indoor air quality and energy efficiency across buildings rising up to 20 stories while overcoming extreme stack-effect pressure variations. As Lead Engineer at TRV Mechanical , Tarang Patel led the development of the project’s ventilation strategy, identifying eFlow’s Constant Airflow Regulator technology as the optimal solution to address these systemic airflow imbalances and established a new standard for sustainable high-rise ventilation in the New York metropolitan area.

Rather than relying on complex, energy-intensive electronic control systems, Tarang Patel engineered an advanced passive design using hundreds of factory-calibrated eFlow-CAR units. This approach created a self-balancing ventilation network capable of maintaining precise and balanced exhaust airflow regardless of building height or external weather conditions.

To meet the project’s high-density ventilation requirements, TRV Mechanical installed 4-inch eFlow-CARs set to 25 CFM and 5-inch eFlow-CARs set to 65 CFM throughout kitchens and bathrooms in all three towers. Product supply was coordinated through New Jersey Air Products. The resulting system ensures consistent performance, reduced maintenance complexity, and long-term operational reliability.

This passive engineering framework delivered a documented 25% reduction in HVAC-related energy waste and supports compliance with New York City’s Local Law 97 carbon emission requirements. The project demonstrates how thoughtful mechanical design can mitigate over-ventilation while advancing sustainable urban development.
