37 Hillside Avenue, New York, NY: Passive House Certified Senior Housing with eFlow-CAR Wall Mount Assemblies

Located at 37 Hillside Avenue in New York, this 9-story affordable senior housing development consists of 164 units and has been constructed to meet US Passive House Institute standards. eFlow-Constant Airflow Regulators (CARs), the building has significantly improved energy efficiency, contributing to  Passive House certification.

Project Background

Developed by RiseBoro and Coconut Properties, and designed by SLCE Architects, this building is part of a broader initiative to provide sustainable, affordable housing for seniors. Constructed through New York City’s Extremely Low & Low-Income Affordability (ELLA) Program, along with support from other city agencies like the NYC Housing Development Corporation (HDC) and the Senior Affordable Rental Apartments Program (SARA).

Project Details

The 9-story structure built to meet Passive House standards, designed to consume 75-90% less energy than traditional buildings. This energy efficiency is largely due to the innovative use of eFlow-CAR Wall Mount Assemblies, which ensure proper ventilation while maintaining energy savings.

Technical Insights

eFlow-Constant Airflow Regulators (CARs) were installed as wall-mount assemblies throughout the building, optimizing airflow and supporting the building’s stringent Passive House energy requirements. These CARs regulate ventilation, ensuring the building minimizes energy consumption while providing excellent indoor air quality.

Benefits of Installing eFlow CARs

  • Energy Efficiency: Supports Passive House standards by reducing energy consumption
  • Improved Indoor Air Quality: Ensures proper ventilation while minimizing pollutants
  • Enhanced Comfort: Maintains consistent airflow, contributing to a healthier living environment

Conclusion

37 Hillside Avenue sets a new standard for energy-efficient affordable housing. By integrating eFlow-CARs, this development showcases how modern technologies can contribute to sustainable living. The project serves as a model for future low-income housing developments aiming for environmental responsibility and energy savings.

eFlow-CAR FACTS

eFlow-CAR is a simple solution to balancing ventilation systems. Constant Airflow Regulator is a device that automatically regulates airflows in ventilation systems to constant levels. The passive control element responds to duct pressure, and requires no electric sensors, pneumatic sensors or controls. eFlow-CARs promote high indoor air quality and energy savings.
