22-61 45th Street and 22-60 46th Street: Transforming Affordable Housing in Queens

As part of major retrofit project, eFlow-Constant Airflow Regulators are installed at two adjacent buildings located at 22-61 45th Street and 22-60 46th Street. These upgrades are aimed at enhancing both energy efficiency and indoor air quality. Each building, with eight floors and 136 affordable housing units, is part of an ongoing revitalization plan spearheaded by Mega Realty Holding and the Pancyprian Association.

Project Overview
This pair of eight-story buildings, which rise from a shared podium, serve as affordable housing units for low and moderate-income residents in Queens. Expected to be completed in 2024, the retrofit focuses on modernizing the buildings’ ventilation and HVAC systems to align with contemporary sustainability goals. The project aims to set a new standard for energy-efficient housing while ensuring that residents enjoy better air quality, comfort, and lower utility costs.

eFlow Role in the Retrofit

eFlow USA supplied a comprehensive range of eFlow Constant Airflow Regulators (CARs), skillfully installed by Good-Will Mechanical Corp throughout both buildings. The installation featured 4-inch, 6-inch, and 8-inch eFlow-CARs, along with eFlow-MAX High Capacity Constant Airflow Regulators, all designed to maintain balanced airflow despite pressure variations within the buildings. These systems automatically regulate ventilation, ensuring that each apartment benefits from optimized air distribution.

By leveraging these advanced airflow management technologies, the project ensures energy conservation without compromising air quality or resident comfort.

Technical Insights
The installation of eFlow-CARs in various sizes—4″, 6″, and 8″—as well as the eFlow-MAX in both buildings, plays a critical role in ensuring the retrofit meets high standards of energy efficiency and air quality control. These CAR systems automatically adjust to fluctuations in pressure, allowing the building’s HVAC systems to operate more efficiently by maintaining consistent air circulation.
